Hi Team,
I am writing to formally bring to your attention a serious concern regarding a transaction we made through your channel partner, MVP Real Estate, specifically with Ms. Mahek Shaikh ([email protected]), concerning the Azizi Venice Project (AV-01 5B, Unit 1119).
My brother Mr. Rathish Manickam and I (Mr. Rajesh Manickam) had booked Studio Unit 1119 in Azizi Venice Project (AV-01 5B) at a price of AED 637,000. I made an initial booking payment of AED 5,000 on 14th July 2025.
We had formed a WhatsApp group comprising Ms. Mahek Shaikh, Mr. Talha Mohumed yasin (Azizi sales team), Mr. Rathish Manickam, and myself to coordinate the booking. However, on 17th July 2025, Ms. Mahek and Mr. Talha informed us that the unit we had booked was sold due to “unavoidable reasons (one person bought the entire floor with full cash)” and that we would need to select another studio unit, priced at AED 655,000 (approximately 4% higher than our original booking).
Ms. Mahek Shaikh explicitly assured us that she would personally refund the 4% price difference (around AED 26,200) as compensation for the inconvenience. Relying on her written (personal email id : [email protected] (which is fake email id created and deleted now)) and verbal assurance, we agreed to proceed with the purchase of Studio Unit 1364 in Azizi Venice 11, and have made all payments except the 4% amount that was to be refunded by Ms. Mahek.
Unfortunately, Ms. Mahek has since exited the WhatsApp group, removed Mr. Talha, and has not responded to multiple follow-up calls and messages. This has caused us significant financial loss and distress. We have now learned that there is a 4% DLD waiver/discount currently applicable for the project, which further reinforces that the additional cost was unnecessary and misleading.
We firmly believe that we have been misled by a MVP real estate sales agent representing your project and that this constitutes a breach of trust and misrepresentation under the Dubai Real Estate Regulatory framework (RERA).
We therefore request Azizi Developments to:
Investigate this matter immediately with MVP Real Estate and Ms. Mahek Shaikh.
Refund the 4% difference amount of AED 26,200 that was promised to us in good faith.
Take appropriate disciplinary action against the channel partner for misrepresentation.
We proceeded with the purchase solely due to the assurance provided through this channel partner. We trust that Azizi, as a reputed developer, will uphold fairness and integrity by resolving this issue promptly. Also i am in India (Bangalore)

We are open to further discussion in this regard and will be happy to provide any additional clarifications or documentation as required.
As I am based in India, it is extremely difficult for me to travel to Dubai to pursue legal action or prove my case in person—especially since my only evidence consists of call recordings (between myself, Ms. Mahek, Mr. Talha, and my brother Rathish (in CC)). Filing an FIR with local authorities would be required, but is not feasible at this stage.
Request for Immediate Action
I respectfully request that Azizi Developments temporarily hold any commission payout to both MVP Real Estate and the respective Azizi sales agent linked to my unit, pending an internal review.
If the commission payout has not yet been processed, please ensure it is kept on hold.
If it has already been released, kindly hold any remaining or subsequent payouts to MVP Real Estate until the matter is reviewed.
The 4 % refund promised by the MVP agent has not been honoured. Because of this, I am facing financial constraints that have delayed my next payment. I wish to clarify that Azizi Developments is not at fault—my issue lies entirely with MVP Real Estate.
Unfortunately, I have been unable to contact the responsible stakeholders at MVP Real Estate, as no verified senior-management contact information is available online. I also requested Mr. Talha to share the email ID of Ms. Mahek’s superior to escalate this matter, but he mentioned he has not received any response for the past three days.
Modus Operandi – MVP Real Estate (Mahek Shaikh Case)
Initial Price Manipulation: Agent quoted a lower price to attract buyer interest and create urgency.
Collection of Booking Amount: Agent collected the booking amount under the pretext of securing the unit.
False Claim of Unit Sold: After payment, the agent claimed the booked unit was sold to another buyer.
Non-Refund Clause Misuse: Agent stated that the booking amount was non-refundable, discouraging refund requests.
Pressure Tactics / Forced Upselling: Buyer was pressured to either lose the booking amount or book a higher-priced unit (AED 655 K).
Refund Assurance to Gain Trust: Agent verbally promised a 4 % refund of the difference between the old and new unit prices.
Contract Signing Under Misrepresentation: Buyer signed the agreement based on this assurance.
Post-Signing Silence / Avoidance: After signing, the agent stopped responding.
Ineffective Escalation / Internal Protection: When escalated to Mr. Talha, the response was “no evidence,” despite the existence of call recordings.
Suspected Commission Fraud: Given the agent’s short tenure (~4 months) and repeated misrepresentation, there is strong indication of commission fraud or collusion (MVP real estate & Azizi sales executive without evidence by knowing the professional loophole in the system & process).
I sincerely request your personal intervention to ensure:
A fair internal investigation is initiated; and
Necessary steps are taken to prevent similar losses for future customers.
