I had a terrible experience with Sanroyal Builders and Contractors (P) Limited. I booked an apartment in their “Sanroyal Adonia” project back in 2021, and they promised to hand it over by December 2022. Then they pushed the date to June 2023, and after that, they claimed it would be ready by April 2024. Even after all these delays, the apartment is still not complete.
What made things worse was their complete lack of communication. I kept reaching out for updates, but they either gave vague responses or ignored me. I finally had to take legal action and filed a complaint with the Kerala Real Estate Regulatory Authority (K-RERA). I even sent them a legal notice on April 4, 2024, demanding a refund, but they didn’t bother to respond.
K-RERA passed an order in my favor, asking them to refund the money with interest and compensation. But even after waiting for more than two months, they haven’t returned a single rupee. I’ve now been left with no choice but to proceed with the execution of the RERA order, and I will keep fighting until justice is served.
To make things worse, I had already paid 70% of the total property cost — believing their promises. I eventually stopped paying because the project was nowhere near completion, even after two years past the promised possession date.
I’m sharing this experience to warn others who might fall into the same trap. From what I’ve seen, I know I’m not the only one. In fact, I believe this could be the case not just for this project but for all projects under Sanroyal. If you’re thinking about investing with them, be very careful.
