Build quality: Before handover, a Technical Inspector was sent to inspect a new villa. There were 400 issues that needed fixing. Instead of responding to the concerns, Damac barred our Technical Inspector from ever again entering the neighborhood.

Customer service: I own a Damac property, and although I regularly pay the service fees, I used to receive emails every few weeks threatening legal action for unpaid fees. It turns out that because some owners didn’t pay, Damac would send these threats to all owners.

Getting Damac to let maintenance crews or deliveries into your apartment is very difficult.

Damac will disallow those without valid visas (which makes sense), but if the workers present their visa, they will be asked for proof of insurance, followed by a trade license, and if they bring all of that, they will be asked for the owner’s NOC.

They will state that they require an NOC from Nshama if they return with that. If you submitted the request via email, they might advise you to use the app instead.
If everything was done properly, they will inform you that they are awaiting approval.

A person may be sent away more than once, and as a result, they may not be eager or willing to visit Damac units for fear of being sent away.
