Thank you for a beautiful complex called “solitude enclave”.
We would like to highlight the following since we are the principle employer of “solitude enclave” project:
1. To maintenance our beautiful complex we would like to have all the details of the expenses and the payments and also the copies of the applications to the water, property tax and electricity departments. We would also like to have the details of the garden, pool and gym maintenance.
A) water connection: since expat are aware that the municipal water connection is not yet acquired and you are providing us water via tankers (At expat cost), we would like you to share the copy of the application for the new water connection to the various government agencies and the current status of the same.
B) property tax: we would like you to share the detailed property tax of the individual flats and the common area and also the paid copies of the same.
C) electricity: we have received the electricity meters as per expat applications, however it is still on expat names and we request to transfer the same to the individual flat owner names.
D) garden, fence, pool, spt, water filter and gym maintenance: we would like you to share the maintenance contract, guarantee and warrantee of each of the above equipments.
2. Staff payments: it has come to our notice that the staff of “solitude enclave” does not receive their monthly salaries on the regular basis. Kindly provide us the number of people employed and the ledger of the attendants and the salary paid till date.
3. We bring to your notice that there is a miss use of the premises by the villagers and tenants. We would like to know who the competent person is who is responsible to ensure in giving noc’s to the flat owners for allowing rental to their respective flats.

Would like expat to help us to formulate rules to maintain the entire complex as per the bylaws of goa:
Rules for giving flats on rent
Rules and charges for tenants for using the club and pool facilities
Rules for owner’s relatives and friends to using the club and pool facilities rules for housekeeping staff
Rules for security staff
Rules for parking
Rules for pets
Rules for renovation of flats
Rules for garbage disposal
Since expat has collected two years maintenance charges as per your mails sent to individual flat owner’s we would like to know the status of the society formation and handing over process, as one year has already been completed.
