File a Complaint Against Owner of Apartment
My owner was in Germany, I agreed to rent his apartment without any rental agreement. He originally posted ad for 2 month advance but during conversation he increased it to 3 months. As i was in need, I agreed to his 3 month advance and I paid 40,000 advance and current month rent(13,500).
I, Dhananjay Ubale is in United States and my family who is still in rented apartment would vacate the house on Mar-31. I informed my owner(Ramakrishna Karnati) on Feb-5 about my notice to vacate on Mar-31st. I have been hearing other stories in complex where owners dint have habit of returning the advance. I shared my view to the owner and requested him a guarantee of my deposit as we dint have a rental agreement. But Mr. Ramakrishna(owner) didn’t agree to this and started threatening to cut the electricity if month rent is not paid right from Feb-5th. I never missed paying of any rent or maintenance during my entire tenure as tenant. But he started propagating false news in our neighbors, electricity department and in association office that we didn’t pay rent for 2 months. This was absolutely baseless..and there was an electricity cut once. I later spoke to society and electricity was restored.
Later owners friend Mr Raghu visited my apartment and we had a vedio call along with my neighbour(Krishnamurthy uncle). They came with good intention to solve this problem- we had a good discussion and we agreed to send a email with my concerns to owner and CC them. Attached is the email copy.
I shared my view to Ramakrishna and requested him to inspect my house- via his friend(Raghu) or via a vedio call- I agreed to show him every corner of the house for inspection. If any thing is damaged then I would take the responsibility to fix it. FYI- the house is in very good condition.
But Ramakrishna never agreed to this and started conversations in different directions. He told that house would be inspected only in last week of March and only then advance would be paid. I told him that last week would not work as we would be in a hurry to pack things for our US move and would’t get enough time to fix(if anything has to be repaired). He never confirmed the date and just started unfocused conversations. Eg- he asked me when I would like him to be in India. That is not my business and if you are giving my option then I told Mar-20th. Just to grab the rent he just agreed on date but I was sure he lied. I understood his ill-intentions and asked him to share his flight ticket copy as evidence- He again didnt respond with exact date and started conversations in different directions.
He again spread false rumors in association and electricity department and was able to shut electricity. Even if i dont pay 2 months rent(Feb, Mar),he still has one month rent in advance. I shared the same view even to colony association manager(8328618846)- He agreed, I had valid points and told to speak to owner. But owner influenced him and he stopped picking my call. The final result was electricity off for whole night- I have 2 young kids and my wife was alone. This is just not ethical. Both the manager and electric line person(Krishna, 8106094548) was influenced by owner and were working on his terms- they just stopped responding to my calls.
I feel this is not legal to cut electricity when rent is not paid. I hereby request you to lodge complaint again Mr Ramakrishna Karnati for disconnecting electricity and spreading false rumors. Also request to restore electricity at the earliest. Owner can inspect the house and point things which has to be fixed. I still owe if anything has to be repaired. Also a commitment from owner about the refund of my deposit.
