I have booked a flat with the Lodha group in the Hyderabad 2 years back with a Promise of possession in June 2016.
The deal from the beginning was based on Misinformation and false Promises.
MISINFORMATION 1.
PRICING and Banking/ Loan Options:
The ONLY pricing Option informed to me was the slab based pricing, with a Confirmed date of possession as June 2016.
The Project was approved by all the leading Banks, but since HDFC and PNB were their preferred bankers, the service offered by LODHA was limited to only these banks and for other Loan Applications, the customer would have to search and initiate the loan processes on their own and there will be charges for legal and documentation service that will be provided for the loan Approval.
MISINFORMATION 2
Approvals:
I was told that all the Approvals for the construction are already in place and Construction was in full pace at the time of booking. since the construction had reached the 10th Floor, I will have to pay all the slab based payment at the earliest. we have so far payed upto the 27th Floor with having a confirmation of all the Approvals in place.
the truth was that the GHMC approval was only till the 7th floor. it was completely illegal to ask for construction based on the floor when the builder didn’t have the Approvals beyond the 7th floor.
MISINFORMATION 3
Proof of construction
All the demand Notices were to be accompanied with the proof of construction completion.
the truth was that the proof of construction, attested by the Approve architect was not accompanied with the Demand Notices..
MISINFORMATION 4
There is an unavoidable delay in the construction due to , the possession of the Unit will take another 12- 18 Months to complete the construction and hand over the possession of the flat
with the Misinformation and the following illegal process, the Company is indulging in cheating the Customer and issuing Demand Notices to the customer and collecting money as high as 90% of the total cost
