To whom so ever it may concern because there’s no single point contact dealing with this property between builder and me.
Few things not received from your side for further proceedings,
1) The agreement, at least copy of the agreement. Normally the agreement should be given to borrower/buyer (To me), and it should not be kept with seller/developer/owner.
2) Receipt for Booking Amount Rs. 25, 000 given as cheque in favor of Vijaya Shanti builders as they are the partner in this project with Manju groups and canceled cheque leaves that I gave for processing loan in LIC( LIC HFL initially you have promised me to process the loan). But you have mentioned in your email “we received only booking advance on the date of 16.10.2016” how?
3) As my wife become weak and not feeling well, she gave resignation and at present, she’s in the break, not on duty. This info already discussed with you that We unable to provide the salary slips after dec for my wife. If permitted I can provide you the salary slips, since in India for loan process normally they consider as Hindu family. In this case, Many times I have told this issue to proceed with my document proof or Provide me the property documents so that let me do the loan process with the indian bank here in Vellore as I have salary account.
4) FYI., the booking advance paid on September and subsequent to that you have asked additional 25, 000 rupees for making the agreement.
Kindly refer the receipt that you have given to me on the spot during our visit to SITE which you have debited Rs 25, 000 each from my account and from my wife’s account using debit card swipe machine. But you have mentioned in your email “we received only booking advance on the date of 16.10.2016” how?
5) As you have orally agreed to take care of loan process with your known bankers, we also accepted as We are in Vellore and We unable to come regularly for doing this process. At the same time, We enquired about the Indian bank loan process in Vellore where I have salary account, you have denied processing stating that it will take more than 3 months. But I would have done that so that by this time loan might have got approved from the indian bank, Nellore and we won’t be frustrated due to this delay.
6) While discussing with you over the phone in Jan 2017, you have stated that this delay for agreement getting signed with the owner. But Now you have mentioned that you have started chasing me for the past five months That too for SBI Loan process. I hope you have given me clear evidence that you have started this loan process by LIC only.(Proof available). Then you said LIC is asking a document from builder/owner which is not available with you, so its not possible to process with LIC now.
7) Later after some days after making many calls, you have appointed one person to process the loan again with ICICI on dec 9 2016 only.(proof also available). But you have mentioned in your email that you have started this SBI loan process 5months back, you are chasing me!! how?
8) Mr. Kishore Kumar, forgetting all these issues with Manju groups blindly blaming me and not allowing me to proceed further. Without any proper proof, how can he blindly mentioned some of the statements wrongly against me and this really shows the inability to handle the customer and process. He should say “indefinite
9) Mr. Mohan, appointed by Manju groups like that he mentioned during his conversation with me to solve this property issue. While discussing with me he mentioned that let us forget bad experience with Manju groups everything that happened till now, we will come to a solution. During his discussion also he mentioned clearly that its fine with my doc proofs, and my wife proofs not required. So he sent an email to me, not to my wife, the list of documents I have to submit including the property related documents. He particularly mentioned that it’s my responsibility to collect the property related docs from many groups and hand over to him. But now Mr. Kishore started asking my wife’s document again, without this not possible to proceed. how? ( email proof available)
10) Its very very difficult to contact the Manju groups, as it involves calling the common landline number (during sept – Jan). And every time while trying to talk with the concerned person, I am getting a reply that he left Manju groups. Like this so many times, concered persons changed and given me assurance that it will not be repeated hereafter. So here after whoever involved with the customer, kindly stick to one single point contact, and he should do the follow-up and inform the customer properly reg. the progress which was not done in my case even Mr. Kishore did not inform me reg. the process and progress. Every time I called him ( landline) after so much waiting time, and I have checked with him what’s the progress. Unfortunately, he always replies he will check and let me know. But he never called me and followed up the process. Without calling me, how come I know the process/progress.
11) He mentioned no reply from the side, by just sending an email to us. He never verifies the reply given to his email nor call us or message us.
He came in as single point contact after dec 2016, till that he was not and Mr. Praveen was told us as a point of contact. before Praveen, it was Ms. Nandini and much more persons. while during site visit the contact person was different, payment by cheque and my wife’s doc proofs collected by a different person. So if it’s like this how come a common man/public like us proceed with purchasing the property with Manju groups. Even I am educated and I am a professional, though I have been delayed and mentally disappointed by your representatives of Manju groups. I don’t know the situation of other peoples. Kindly regulate this process and make easier for the customer to register.
12) till now No superior officials involved in this and at least debuted in this case to solve the issue and quicken the process.
13) If I started asking this, Mr. Kishore blindly not allowing me to move further and not at all listening to my request and concern. Did I made any issues, as a common man we also thought of buying a plot/property which ended up frustration only?
Whether any higher official take this forward at least now, apart from Mr. Kishore? Since He is always blaming us without knowing the fact and the past.
Do anyone in manju groups seeing my email reply or respond or call to solve this issue with MIH property that we booked long back.
