Sub: Demanding maintenance charges before the handover of the flat
Dear Madam,
This is to inform you that I have a flat no. B- 802 in Star Rameshwaram Gzb. I have shifted in my flat as on 13 may 2016.
There are certain points which I want to bring to your notice:-
1. You have applied Maintenance charges from 15 June 2015 whereas I have shifted in my flat on 13 may 2016.

2. You have given the Possession letter on 7 May 2015 and did the settlement in August 2015. I have cleared all my dues on 1 September 2015. After clearing my dues, you have completed my flat in October 2015. [ the delay was because the flat was filled with water and the paint was also not complete]. Later on I have paid registry amount in October 2015 and finally my registry was done on 6 November 2015. After this on 26 December 2015, I have received a mail from you regarding the handover of the flat. I took the handover on 3 January 2016. So Maintenance charges will be applicable from 3 Jan 2016 and not from June 2015.

3. After handover of my flat you have installed Power meter in my balcony without bringing to my knowledge and fixing charges have been applied from June 2015. But Power meter was installed on 14 May 2016 after I shifted there in front of me as there was no power meter already installed. So the charges should be levied from 14 May 2016.

4. Maintenance charges @` 1.6/- PSF will be applicable as mentioned in the agreement but the charges have been applied @`1.73 PSF.

5. I have talked to Mr. Panday, he told me that there is an extra charge which is a sinking fund for external paint. This is not clear to me as nothing has been mentioned in the agreement about it. For your information Maintenance charges include 15 types of charges which also includes sinking fund then why extra charge has been charged.

6. Unit KV charges as mentioned were ` 5.69 between 15 June 2015- 26 Dec 2015 and after 26 Dec 2015 the charges have been increased to ` 6.17. Earlier Load charges were `75.48 which has been increased to ` 95.3 without any intimation.

7. The maintenance agreement was initially signed in October 2015 without the date from which the charges will be levied I have a copy of it. But when I received the agreement copy the date 15 June 2015 was mentioned which is incorrect. Even the date on which the stamp papers were procured was Sept 2015 which is mentioned in the agreement. How is it possible?
Kindly look into the matter urgently and waive of all unnecessary charges as soon as possible and give me a fresh demand letter. Kindly refer to the dates which I have mentioned in the letter
Kindly do the needful and oblige.
