Dear Sir, This is to raise a complaint against Ajnara India Ltd; Noida. I had booked a Flat in Ajnara Integrity Project more than 4.5 years ago and had made around 80%-85% payment till 31th March 2011. I got this deal from Mr. Vineet Sharma (Sales Head, Ajnara) and at the time of Sales Deed, he mentioned that “Ajnara believes in Quality and Timely Possession”. He also assisted me with a Loan facility by IDBI Bank so I provided all the relevant documents to the concerned executive who was sitting at the Project site. Thereafter, Ajnara started sending me Demand Letters for the payments but the progress of the project was too slow so Bank started denying for subsequent disbursements. As per the Deed, I was supposed to get the possession by June 2011 but it is November 2013 now and everytime I called them to know the possession date they always asked to wait for 3-4 Months and now 2.5 years has been gone. Few days ago, I called up Mr. Rajdeep Saxena (Accounts Head, Ajnara) to know my outstandings at the time of possession so that I can make a timely arrangement of funds then I came to know that Ajnara is charging interest of 18% on the delayed payments which is around Rs. 2 lacs. I tried to clarify the reason to Mr. Saxena over phone several times that due to the no/delayed progress of the project the payments by the Bank were also delayed. I also met Mr. Sharma and Mr. Saxena in person but nobody was trying to understand my concern and everyone was saying that we are compensating the delay by providing a penality of Rs. 5/sq ft as per the Sales Deed. Both of them also mentioned that if I want I can take the possession immediately but I was surpised how would registration of a property be done when the Project is incomplete. My concern is that interest should be applicable to the delayed payments when the project progress going on time. If the Project is not showing any progress why will a Bank or an Individual make the payment. I see myself in a huge loss in last 2.5 years since I have been paying interest to the Bank, staying on rent and will have to pay the interest to Ajnara on the delayed payments as well. So I am interested to go for a legal action now against such fraudulent Deeds where Buyer has to be in loss always. Regards, Rohit Kumar Pal +91 841 286 8886

Ajnara India Ltd. Quality and Dimensions Differences between Actual Flat & Sample Flat.
Hi, This is to raise a complaint against Ajnara India Ltd; Noida. I had booked a Flat in Ajnara Integrity Project more than 3 years ago and almost I have made payment of 85%-90% so far. At the time of Booking, I was directly interacting with Mr. Vineet Sharma (Sales Head) who committed to provide me the 100% satisfaction in terms of quality and timely possession of the Actual Flat in 2 years i.e. June, 2012 but it is October, 2012 now which is making in a huge loss as I am staying on Rent and paying interest to the Bank. He also committed me that if I want to have any alteration in the Flat then those things will be taken care and so I was happy with the Deal and the behavior of Mr. Sharma but I forgot that these are all false commitments and are just marketing tricks to get the business. I had given an oral request for few alterations in the Flat when the construction reached around at 6th Floor i.e. before time as my Flat is at 9th Floor, then I was told to give the same in the form of written application by one of the Project Engineer and Sales Person sitting at the site. I had been keep on following for the same but nothing worked out. Then I dropped an email to Mr. Kishor who is the Project Incharge for Ajnara Integrity. My email application was rejected by him without convincing facts. During this process, all the flat structure was built, then I realized that the dimensions are also changed and whatever was shown in the Sample Flat is not matching with the Actual Flat, that too when, I booked the same size. I can understand that all the furniture shown in the Sample Flat will not be given in the Actual Flat but rest of the things should be same like. 1. In Sample Flat there is a door and a window attached to its Balcony, whereas in Actual Flat there is no wall and in place of it, there will be a sliding door on the entire side. 2. Quality of the tiles used in the Kitchen is lower than the Sample Flat. 3. Kitchen Slabs are interchanged and Sinks given is of small size. 4. Space given in the Kitchen for Fridge is on the wrong side which will in turn while opening the door, it will hit the Slab whereas in the Sample Flat it is placed right. 5. Grills given in the Balconies are of different design and of lower quality. 6. Wood Doors are of such a Bad quality. When I took this to Mr. Vineet Sharma, he simply said he has not given in written to provide the same quality and dimensions for all the things.
