Colive – Legal notice – false charges imposed

I checked in at Colive Springfield PG (Room No. 302), Bangalore, on January 4, 2023.
I have deposited Rs. 9000.

But before that:
I had booked a Colive PG on December 14, 2022, to join on January 1, 2023, for two people in a double-sharing room. The name of the PG was Atithi PG for men in Richmond Town, Banglore. I reached this PG and was informed that there are no rooms available, even though I had booked the PG in advance for 15 days. I paid 3000 INR for two people and didn’t get the refund back even after multiple calls with your team. The property manager of Atithi Staying PG, Mr. Ajay, informed me that while paying the rent for my then new PG (Colive Springfield in Kormangala), I can deduct 3000 INR and pay the remaining rent, and I did the same for the month of February 2023. (I have screenshots of the advance payment.)

Issues while staying:
1. The room was not even cleaned once a week (I have proof of chats with your team and feedback).
2. The kitchen wasn’t clean many times, as the concerned person didn’t respond to our request and said that he’s not getting paid.
3. The food condition was completely unhygienic, as the dishes were not cleaned regularly (I have proof for the same).
4. Power cuts happened more often, and for that, I also lost a placement opportunity.
5. None of the facilities were delivered as promised.

I decided to finally move out of the PG in November. When I tried raising a notice period, they started asking me to pay some irrelevant charges like WiFi charges, handling fees, cleaning charges, etc., which were not mentioned anywhere in the agreement.
I am supposed to pay only the rent and electricity charges, which I paid for all the months I lived in this PG.
Finally, I asked my property manager, Mr. Anand, to help me out with this; he said it was not in his hands; the central team manages it. So, I tried reaching out to the customer care executive, and after 10–12 attempts, I finally got to talk to someone, but they told me that I have to pay these charges before I can raise a notice period.
I was helpless at this moment, and I told my property manager on November 25, 2023, that I’d be vacating the PG on November 30, 2023. (I have screenshots of chats as proof.)

I vacated the property on November 30, 2023, and informed the property manager, Mr. Anand, again on that day that I had vacated the property.

After almost a month, Colive is sending me a legal notice to pay an amount of Rs. 13,319 plus the cost of the legal notice of Rs. 50000.

Not only this, the data on vacating property mentioned in the email is December 2, 2023, which is completely false. I have screenshots of my chat with the property manager, where I informed him that I vacated the property on November 30, 2023, after not getting any help for raising the notice period.

I have paid the rent for November along with the electricity charges on time. I have no clue where these RentOS and electricity charges are coming from. I tried raising the notice period way before vacating the PG, but no one helped at that time and instead were asking me to pay extra WiFi charges, handling fees, cleaning charges, etc. I didn’t receive the deposit of 9000 INR that I paid, and they are imposing these irrelevant extra charges on me.

After all this mental harassment, one of their employees called me and told me that I didn’t inform them before leaving (I have proof of leaving the property and am asking your property manager to check me out).

I replied to nearly 4–5 emails I received from the Colive legal/ finance team explaining all this, but no one replied. I tried raising a service tickect from their mobile application, but there was no response on that as well.

I tried reaching out to the property manager, Mr. Anand, but he blocked my number and didn’t respond to my texts or WhatsApp messages.

I somehow got the number of Mr.Akhil, someone from their legal team. He denied listening to my queries and started giving me some discounts on these charges, saying, “If you want, I can give you some good discounts, or else it’s up to you.”
I have the whole call recording with him; the way he was talking and imposing false charges on me without any proof clearly indicates that it is a scam.

Nowhere in the agreement is it written that I have to pay the rent and electricity charges for the following month after vacating the property. Akhil kept telling me that since my vacating data is 2nd December, which is completely wrong as I vacated the property on November 30 itself, I have to pay these rent and electricity charges.
When I refused to pay these irrelevant charges, he disconnected the call without saying anything.
