Rented House – Deduction of maintenance mount on vacating rented house

I rented a 2BHK house on Jun 2012 and vacated on Dec 2016.

House owner deducted Rs. 56310/- from security deposit and return my advance amount Rs. 500000/- after 04 month.

Details of deduction as below:-

1. Painting wall and house : Rs. 22000.00
2. Toilet/Kitchen Door replacement : Rs. 10400.00
3. Kitchen renovation work : Rs. 4000.00
4. Bathroom renovation tiles fitting(News) : Rs. 11850.00
5. Bathroom Gyser (New) : Rs. 6500.00
6. Electric Work : Rs. 1560.00

My Clarification:-

1. Painting cost is high for 2BHK.
2. Toilet door cost, is of ready to pay.
3. Kitchen: Nothing damage in kitchen, it was good condition : no payment.
4. Bathroom was good condition, no breakage of tiles or commode : no payment
5. Gyser was working good : no payment
6. Electric work : no problem in electric work : no payment.

He took rent for all the duration with deposit of Rs. 500000/- (Five lakhs), at the end he renovated house with all new materials and charging money all new items (tiling, woodwork, renovation, gyser, electric wiring).

I handed over the house in good clean condition.

I am ready to pay him painting cost and damaged door cost (Rs. 28000/-)

Rest Rs. 28310/- need to be return.

Please suggest me the option, i.e legal or negotiation.
