At E-city Bangalore I have booked a 2BHK apartment from Splendid Group |Splendid Constructions Builder in 2009. After booking I have made two payments of 7 lacks and 11 lacs in the year of 2011 as the installment at the time of booking the flat. I have visited the site 3 to 4 times but still more than half of the construction is pending. Splendid builders always ask only about the money, Never they discuss about the flat construction, and about the completion of the project. I think that they have even stopped the construction of this project, total 3.5 years has been over but no response from them. Splendid Group are trying to cheat the customers after taking the money to them.

How Shameless these people are. When they know that issues are there, rather than accepting it they want to hide the facts. You foolish Builder in which age you are boss? Let me tell you this is Internet age, and if there is any wrongdoing by any organization it just comes in public within no time. I dont think so you will be able to sell a single flat now to any buyer who uses internet very frequently.
Such hopeless quality work. You all are going down now for sure. I mean there should be limit.

Is it not true that there are 2 pent houses which are deviation from the plan, what are we hiding here…Just go to the top of the 2 block terraces you will see the pent houses
Is it not true that the eastern wall has been pulled back 2 feet from the original plan,
Is it not true that the builder has not provided the ” OC ” till now,
Is it not true builder has provided sub standard lifts,
Is it not true that the STP was never implemented,
Is it not true that lot of houses have leaks and cracks,
Is it not true there are severe water seepage from walls on the terrace which is creating fungus inside the flats and damaging the structure…Please walk to 3rd floor steps towards terrace and touch the wall
is it not true that some of the flats even the ceiling is slant,
Is it not true that the Intercom wiring quality is too bad, wire is becoming ashes when touched
Is it not true that the association is not able to run the services because of non cooperation from the land owner
is it not true that the land owner collected maintenance from the buyers and is not contributing to the association

The comments on 5th of July is from Landlord’s’/Builder only. I’m a resident of Splendid Royale HSR layout. They have promised a lot but in reality nothing in place and as a owner I’m still suffering. Yes this property has no OC since they made a illegal penthouse.

Ya thank you I earlier believed to the wrong information posted by wrong people from other builder’s group regarding “Splendid Royale “but wen I booked the flats I came to know these were not posted by residents but from other builders group side. ..just to improve their business in that area n to stop customers to buy flats in the project they post these kind of wrong information. ..everything is well n good in Splendid Royale. ..don’t just blindly believe to these type of wrong info postings

Yes now the land owner is trying to sell his share of apartments by hook or crook . The land owner is another reason for the mess there initially he created ruckus by saying they have cancelled the GPA made all the buyers panicky that helped builder to push every one to do registrations and now he doesn’t want to contribute money to maintenance he sold 2 or 3 flats donno how dumb are people however he collected money from them for maintenance but still doesn’t want to contribute…please think over
Hi guys, very helpful information. We are saved from a big setback that we would have gone through.We had visited the apartment and got some feedback checking with locals.But your shared informtion has affirmed our views. In particular the Splendid Royale is a big mess and people, refrain from purchasing. I am just surprised at the way people with mean motives run after money fooling poor families who dream for a place of shelter of their own with their years of hard earned money and these savageous agents and builders with lost humanity little show of any kindness while dealing with unfateful customers. Even the prices of flats are soaring like anything but do they actually worth that much of expenses. Wish Govt take some stern initiative to regulate the prices of flats so that such corrupt practises of builders been under control and everyone has a safe and affordable abode. If you are really think on the same line, they ppl plz share the views with friends and neighbours to build an awareness and let Govt be apprised of this common middle class needs.
